About This Website
This website is operated by Navigate Japan Limited ("NJL", "we", "us"), a New Zealand company (NZBN 9429052367342), trading as Navigate Japan Stays ("NJS") for its Japan property-sourcing and short-stay management service. These terms govern your use of this website itself.
Accepting These Terms
By using this website, you agree to these terms. There's no account or sign-up required to browse the site — using it is how you accept them.
What Navigate Japan Stays Does
NJS finds, buys, and manages Airbnb property in Japan on behalf of investors and owners — sourcing suitable properties, handling the compliance and licensing process, and running day-to-day operations, from a single bilingual point of contact. NJS is currently pre-launch: property licensing is in progress, and guest bookings have not yet opened.
Property Owners Have a Separate Agreement
These website terms don't govern an actual property owner engagement. If you own a property NJS manages, or engage NJS to source and purchase one on your behalf, that relationship is governed by a signed Owner Management Agreement specific to your property — covering fees, responsibilities, reporting, and everything else the engagement actually involves.
If there's ever a conflict
Where anything on this website appears to conflict with your own signed Owner Management Agreement, the Agreement takes priority for your specific engagement. This page is a general description of the service, not a substitute for it.
Guest Bookings, Once Open
NJS has not yet opened guest bookings. Once it does, booking a stay will be governed by its own guest terms — covering payment, cancellation, and what's expected of both NJS and the guest during a stay — presented to you at the time of booking. Nothing on this website today constitutes an offer to book a stay.
Registering Interest Isn't a Booking or a Commitment
Submitting the "Register Interest" form, or the general contact form, on this website doesn't create a booking, an agreement, or any obligation on either side — it lets us get in touch with you once we have something concrete to share. Nothing you submit through either form is treated as an instruction to proceed with a purchase, a management arrangement, or a booking.
Intellectual Property
The content on this website — text, layout, and design — belongs to NJL unless otherwise credited. You're welcome to share a link to this site; you don't have permission to copy or republish its content elsewhere without asking first.
Third-Party Platforms and Links
Once guest bookings open, a booking made through a third-party platform will also be governed by that platform's own terms alongside NJS's guest terms. This site may also link to other Navigate Japan Limited services and, occasionally, third-party sites; we're not responsible for the content or practices of any third-party site we link to.
No Warranty, Limited Liability
This website is provided "as is." We don't guarantee it will always be available or error-free, and nothing on it guarantees a specific property will become available, that licensing will be granted, or that bookings will open on any particular timeline.
To the extent permitted by New Zealand law, NJL isn't liable for any loss or damage arising from your use of this website. This doesn't affect NJL's liability under a signed Owner Management Agreement or, once they exist, guest booking terms.
Changes to These Terms
We may update these terms as NJS moves from its current pre-launch stage into active operation — particularly once guest bookings open and their own terms exist. The version number and date at the top of this page always reflect the current version.

These terms are governed by the laws of New Zealand.
